Acquisitions

DTR Surveyors also specialise in commercial property site acquisitions. For over 10 years, we have advised a range of clients in relation to site acquisitions which includes business occupiers seeking commercial property on a leasehold basis and investors, who have instructed us to source freehold investments on their behalf (see below). We are often instructed by local, regional and national retailers and business occupiers to advise on their property-related matters including site acquisitions. Our acquisition strategy for our occupier clients includes sourcing commercial units suitable for their  specific occupational needs throughout Wales and England, enabling our client to strengthen their existing portfolio. This includes all types of commercial property and we are often able to source commercial property ‘off market’, which provides our client with a significant advantage especially when looking to acquire a property in a highly popular trading location with low vacancy rates.

Lease Renewals / Lease Restructures / Surrenders

DTR has successfully negotiated and completed lease renewals and lease restructures by acting on behalf of landlords and occupiers. Whether you are a landlord trying to protect your asset as an investment or an occupier looking to make substantial savings for your business, a lease re-gear or lease restructure can provide you with an optimum outcome in a difficult market.

Lease renewals are often over-looked by local and regional retailers, who choose to carry out this process in-house without instructing a professional surveyor as they prefer to avoid paying fees. However, it is a very complex process and retailers should always seek professional advice. We can apply our expertise and detailed knowledge of the local commercial market in assessing what is a fair rent for the property. We will then strive to agree terms that are most favourable to your business. Our local knowledge can help occupiers make significant savings during negotiations.

We have also assisted business occupiers with agreeing lease surrenders, which is a formal process where a tenant and landlord mutually agree to end a lease before its natural expiration date – this can often be tricky for occupiers to undertake themselves without the assistance of appointing a professional surveyor.
